Preventive Maintenance

With regular maintenance you will prevent small problems from becoming big problems and ensure optimal performance of your comfort system. We also offer annual service agreements, which can reduce the cost of a Performance Tune-Up.
Regular maintenance will:

What we do during a Performance Tune-Up:
Yearly Heating Maintenance (if applicable)
- Check flue pipe
- Check & adjust draft damper
- Safety check all operating controls
- Chamber clean & inspect ignition system
- Inspect & lubricate all circulator, fan, and burner motors
- Clean & inspect burner: electrodes & nozzle assembly, fan, housing, end cone, and air tube
- Inspect combustion
- Seal combustion tube and clean doors
- Filter replacement (we can quote and supply)
Yearly AC Maintenance (if applicable)
- Inspect relays & contactors
- Inspect & lubricate all motors
- Safety check all operating controls
- Verify refrigerant charge
- Clean indoor & outdoor coils
- Inspect condensate pan & drain
- Verify amperage & electrical connections
- Filter replacement (we can quote and supply)
Yearly Geothermal Maintenance
- Includes bi-annual spring & fall visits
- Temp split before and after air coil
- Water temp before and after heat exchanger
- Water pressure before and after heat exchanger
- Calculate GPM and flow
- Calculate heat of extraction
- Check freeze protection sensors
- Check antifreeze with refractometer
- Check suction line temp and pressure, if needed
- Check liquid line temp and pressure, if needed
- Compressor amps & volts
- Blower motor amps & volts
- Clean blower wheel
- Inspect all high & low-voltage electrical connections
- Check pump amps & volts
- Clean condenser lines
- Check air filters (can include for an add'l charge)
- Check low water cutoffs
- Check water filter
- Inspect stat operations
- Check reversing valve
